Merriam is a small city — about 11,000 people — wrapped around the junction of I-35 and Shawnee Mission Parkway. The Turkey Creek Streamway Trail runs through the middle of it. Behind a row of small 1950s houses, the interstate makes its noise. To the north, the big blue box does its business.

Most of the metro experiences Merriam as a place they drive through. Geographically, that is exactly the point: from here, almost nothing in Kansas City is far.

The square-foot arithmetic

May 2026: Merriam's median sale was $367,500 at $205.55 per square foot, with 0.6 months of supply and a median of two days on market.

Hold that against Mission — one exit up Shawnee Mission Parkway, same county, same school district — where buyers paid $290.97 a square foot in the same month. Eighty-five dollars a foot. On an 1,800-square-foot house that gap is roughly $150,000 of purchase price.

Caveat, loudly: the eye-catching +18.9% year-over-year is built on fourteen sales. Fourteen. That is a sample-size artifact, not a trend. Ignore the month; watch the twelve-month line.

The houses

Median year built 1970. On the older grid near Merriam Drive you are in post-war ranches and Cape Cods — compact, solidly framed, and old enough to carry cast-iron waste stacks and original electrical panels that deserve an inspector's attention. The clay soil under this whole metro is what gives Kansas City its basement stories: ask about horizontal foundation cracks, not vertical ones. Further south and west it turns into 1970s and '80s split-levels. Along the I-35 frontage there is newer townhome and apartment infill.

Lots are modest. Sidewalk coverage is inconsistent — some of the older streets have them, some don't.

What it costs to hold

Merriam's city mill levy is 26.406, the highest of the five cities on this page, and it partly eats the price advantage. Kansas assesses residential property at 11.5% of market value; the effective rate depends on which overlapping districts your parcel sits in, so run the actual number on the actual address rather than assuming.

The built environment

Merriam Marketplace at 5740 Merriam Drive is a 10,000-square-foot covered pavilion on the Turkey Creek Streamway Trail; the farmers' market runs Saturdays 7 to 1, May through September. Antioch Park is a county park with lakes. IKEA is at 6000 IKEA Way.

That is more or less the amenity list, and it is short by design of the map, not by accident: Merriam is a small, mostly residential city threaded by two major roads. There is no concentrated walkable downtown, and Walk Score publishes no city-level number here, so we don't carry one.

The two roads are also the trade-off. On many blocks you can hear I-35 clearly, and that does not change after you move in. Go stand on the specific lot, at the hour you'd be home, and listen. It is a five-minute test that decides a great deal.

Schools

Shawnee Mission USD 512 serves Merriam — one of fourteen Johnson County cities the district takes in. District boundaries do not follow city lines anywhere in this county, so confirm the school assignment at the address level, not the city level.

  • Post-war ranches and Cape Cods on the older grid near Merriam Drive; 1970s and '80s split-levels south and west; newer townhome and apartment infill along the I-35 frontage.
  • Sits on I-35 and Shawnee Mission Parkway. Very little of this metro is more than about half an hour out, in either direction.

What to know before you write an offer

  • Merriam's city mill levy is 26.406, the highest of the five cities on this page. It partially offsets the lower purchase price; run the actual annual tax on the specific parcel rather than comparing sticker prices.
  • Road noise is a real, block-level variable. I-35 and Shawnee Mission Parkway both cut through the city, and on some blocks the interstate is clearly audible. Stand on the lot with the windows open before you decide.
  • There is no concentrated walkable downtown core here — the retail is a pavilion, an arterial corridor, and big-box (IKEA is at 6000 IKEA Way). Most errands are car trips.
  • The median house was built in 1970, and the older grid runs earlier than that. Expect cast-iron waste stacks, original electrical panels worth an inspector's time, and the region's expansive clay soil in the basement story — ask about horizontal foundation cracks, not vertical ones.
