Waldo is a grid of 1920s bungalows and Cape Cods and post-war ranches south of Brookside, built around a commercial main street at 75th and Wornall. Overhead power lines cross most views. Tree roots have heaved a good share of the sidewalks into ramps, and the alleys behind the houses still carry the detached garages they were built with.

Now do the arithmetic nobody does for you: $318,500 ÷ $226.82 is about 1,400 square feet. That single division is the story of the Waldo housing stock. These houses are small. A great many of them have one bathroom. The ones with two bathrooms and a finished basement are gone in a weekend, frequently with competing offers — an eleven-day median does not leave room to think it over.

What you are buying, structurally

1920s–1950s construction: bungalows, Cape Cods, Tudor cottages, post-war ranches. Detached garage down the alley, if there is one. That era brings a predictable maintenance profile — original clay sewer laterals, undersized or aging electrical panels, houses built before central air and retrofitted for it since, and cast-iron drain stacks at the end of their service life. None of that is a reason not to buy. All of it is a reason to scope the lateral and pull the panel cover during the inspection window rather than discovering it in year two.

Getting around

The heart is 75th and Wornall, and it functions as one: a pizza place, a Greek place, a long-running diner, a rooftop, a bakery, a few bars. It is a bar corridor as well as a restaurant corridor, and the blocks closest to it hear that on Friday nights.

The Harry Wiggins Trolley Track Trail runs north up the old streetcar right-of-way to Brookside and the Plaza, and it gets used more than most people expect when they buy here. Fifteen minutes to Overland Park, nine to the Plaza, seventeen to downtown — free-flow, no traffic, which is the honest caveat on every drive time we publish.

Schools, said plainly

Waldo is served by Kansas City Public Schools (District 33) — and Waldo is the single sharpest place in this metro to learn that school district boundaries do not follow city or neighborhood lines. Center 58's boundary runs through south Kansas City just below here, and two houses eight blocks apart can sit in different districts.

We ran the Census school-district layer at the Waldo centroid, at 79th & Wornall, and at 85th & Holmes: all three returned KCPS. Center High School, at 8715 Holmes, returned Center 58. Do not buy on a neighborhood name. Run the street address through the district's own locator before you write the offer.

What to know before you write an offer

  • Do the division: $318,500 at $226.82/sqft is roughly a 1,400-square-foot house. Many of these have one bathroom. Two-bath houses with a finished basement move fastest — median days on market across the neighborhood is 11.
  • Utilities are largely overhead rather than buried, so power lines cross most streets and back alleys. The tree canopy is mature, and sidewalk slabs lifted by tree roots are common — walk the frontage of any house you tour and look at the slab condition yourself.
  • The 75th & Wornall corridor is a bar and restaurant corridor. Sound carries to the blocks nearest it, particularly on weekend nights.
  • School district boundaries do not follow neighborhood lines here, and Waldo is one of the sharpest examples in the metro. The Waldo centroid, 79th & Wornall, and 85th & Holmes all resolve to Kansas City 33 (KCPS); Center 58 begins south of there. Run the exact street address through the district's own locator — never the neighborhood name.
