Crestwood is about three hundred houses and a small commercial row, tucked between Brookside Boulevard and Oak Street just south of the Plaza. The streets curve and dead-end — they do not connect through to anything, which is the design, not an accident — so almost no car on them is passing through. What you hear instead is canopy: this is a 1920s J.C. Nichols subdivision whose landscape was laid out by Hare & Hare, and the trees they planted are a hundred years old.

The houses

Nineteen-twenties, on 1920s lots, with 1920s systems. Expect plaster over lath, original or once-replaced windows, older electrical service, and garages that were sized for a Model A and detached at the back of the lot. Sewer laterals are clay at this age. The houses that have been brought fully current were brought current by owners who planned to stay — which is a large part of why so few of them come to market.

The market, honestly

We are not publishing a median sale price, and you should be skeptical of anyone who does. Redfin's Crestwood polygon logged one sale in the ninety days ending May 31, 2026, and between one and four sales in every quarter for a year. Across those quarters the reported medians ranged from $350,000 to $785,000, at $204 to $284 a square foot, with days-on-market from 2 to 69. That is not a price range; that is a list of the individual houses that happened to sell.

The practical translation: there is usually nothing for sale, and when there is, it does not last. Plan on being underwritten before you look, and plan on an appraisal conversation, because the comps will be thin.

Everyday geography

The Crestwood Shops opened in 1921 on 55th between Brookside and Oak — colonial-style buildings by Edward W. Tanner, Nichols' in-house designer. The current merchant list is a flower shop, a French bistro, a wine store, a tea shop and a market. That is the walkable retail. Anything else is a drive: Brookside for a bar, Waldo for a bigger grocery run. Walk Score does not publish a Crestwood polygon; the address-level score at 5601 Oak is 65.

UMKC sits at the northern edge, and with it the KC Streetcar's Main Street extension — free, open since October 2025 — which puts the Plaza and downtown within reach without a car. Loose Park and the Nelson-Atkins are both walks. Free-flow driving: 5 minutes to the Plaza, 11 downtown, 20 to Overland Park, 38 to KCI.

Money and district

Property tax is 83.882 mills at Missouri's 19% residential assessment ratio — an effective 1.594% of market value — plus Kansas City's 1% earnings tax on residents. Jackson County's assessed values are still subject to litigation, so get the parcel's actual bill.

The Crestwood Homes Association is one of the oldest in Kansas City. Its current dues are not published and its exact boundary is not on a public document, so confirm both with the association for the specific address.

Kansas City Public Schools (District 33) serves this area. School district boundaries do not follow city or neighborhood lines in this metro — verify the assignment against the street address.

The housing and the streets

What to know before you write an offer

  • This is one of the thinnest markets in central Kansas City. Redfin's Crestwood polygon logged between one and four sales in every 90-day period over the past year (trailing quarter to 2026-05-31: one sale). There is frequently nothing listed at all, and a purchase here is usually measured in months of waiting
  • medianSale is null on purpose. Across those quarters Redfin's reported median swung $350,000–$785,000, $/sqft $204.20–$283.61, and DOM 2–69 — that is a list of the individual houses that happened to sell, not a price range. Any site quoting a firm 'Crestwood median' is dividing one house by itself
  • These are 1920s houses on 1920s lots with 1920s systems: original galvanized or clay plumbing, plaster over lath, older service panels, and detached or tuck-under garages sized for 1920s cars. Renovated examples vary widely in scope — ask for permits and mechanical ages rather than assuming a cosmetic update reached the plumbing, wiring or panel
  • Walk Score publishes no Crestwood polygon; address-level score at 5601 Oak St is 65. The commercial row on 55th is walkable, most other errands are a drive
