Basehor
New-Construction. Large-Lot. Golf-Course.

Basehor is a 21st-century town on a Leavenworth County ridgeline. The subdivisions off 155th and 158th — Falcon Lakes, Grayhawk — are wide curbed streets with sodded yards and young trees still staked against the wind, and the wind is not a figure of speech: there is nothing between these ridges and open farmland to slow it down. The city limits keep moving. The field at the end of a street this year is often a foundation the next.
The housing stock
The ACS median year built is 2004 — the youngest of any place in this dossier by roughly half a century. In practical terms that means PVC rather than clay sewer laterals, modern breaker panels rather than fuses or Federal Pacific, insulated envelopes, drywall instead of plaster, and HVAC with decades of life left. The typical product is a four-bedroom, roughly 2,600-square-foot house with a walkout basement, a two- or three-car garage, and a yard that is large by metro standards.
The trade-offs are the trade-offs of new construction anywhere. The canopy is eleven feet tall and will be for another decade. Lot grading and drainage are young and still settling. Elevations repeat down the block. And if you buy on the edge of a phase, you are buying a construction site for a view until that phase closes out.
The market
Zillow's home-value index reads $445,338, up 4.1% year over year (May 2026). The ACS median owner-occupied value is $349,900 — a gap that is mostly everything built since the census sample. There were 41 homes for sale in May.
We do not publish a monthly median sale price for Basehor, and we would rather explain than pretend. Redfin logged 23 closed sales in April 2026 and 16 in May; the same series printed a year-over-year of −0.3% one month and −13.5% the next while Zillow's smoothed index said up 4%. That is a sample-size artifact. We will print a median when we have a twelve-month one.
The levy
147.324 mills. Against Kansas's 11.5% residential assessment ratio, that is an effective 1.694% of market value — the highest rate on any page in this set, and materially above Overland Park, Leawood and Mission Hills. It is not a scandal; it is arithmetic. Leavenworth County levies 37.324 mills where Johnson County levies 17.290. USD 458 levies 59.592. The library adds 5.468. You are buying a less expensive house and paying a higher rate on it, and on a $450,000 house that is roughly $7,600 a year. Run it through the Ledger before you fall in love with a walkout basement.
Getting around, and where the lines fall
There is no walkable commercial core here — Walk Score publishes no city-level score for Basehor, and the built form is subdivisions, a highway, a library, an elementary school and a convenience store. Every trip is a car trip. Free-flow drive times are 33 minutes to downtown, 37 to Overland Park, 39 to the Plaza and 43 to KCI, all with zero traffic on K-7 and I-70. Drive the route at 5:15pm before you commit to it.
The district is Basehor-Linwood USD 458, in Leavenworth County. School district boundaries in this metro do not follow city lines — confirm the assignment for the specific parcel. Kansas has statewide open enrollment under K.S.A. 72-3123, which makes a seat a right to apply, not a right to attend.
The housing and the streets
- The newest housing stock in this dossier — ACS median year built 2004. Four-bedroom floor plans, walkout basements, two- and three-car garages, and yards that are large by metro standards.
- Amenity subdivisions with pools, courts and golf frontage — Falcon Lakes and Grayhawk are built around Falcon Lakes Golf Club
- Short drives west and north: the Legends, Wyandotte County, and the K-7 / I-70 corridor. KCI is 43 minutes free-flow.
- Modern systems throughout — PVC sewer laterals, current electrical panels, insulated envelopes, no plaster or knob-and-tube
What to know before you write an offer
- The levy is 147.324 mills — an effective 1.694% of market value against Kansas's 11.5% residential assessment ratio. That is the highest effective rate on any page in this set, above Overland Park, Leawood and Mission Hills. On a $450,000 house it is roughly $7,600 a year. A cheaper house here does not mean a cheaper tax bill.
- This is Leavenworth County, not Johnson County — a different courthouse, a different levy sheet, and a different school district. Basehor-Linwood USD 458 serves the area; Kansas district boundaries do not follow city lines, and Kansas open enrollment (K.S.A. 72-3123) makes a seat a right to apply, not a right to attend.
- There is no walkable commercial core. Walk Score publishes no city-level score for Basehor, and the built form is subdivisions, a highway and a convenience store. Every trip is a car trip.
- Drive times of 33 minutes to downtown and 37 to Overland Park are free-flow OSRM figures with zero traffic on K-7 and I-70. Rush hour is materially longer; drive it at 5:15pm before you commit.
- New-subdivision trade-offs: staked young trees, no canopy for a decade, exposed ridgeline wind off open farmland, and active construction on adjacent parcels that will continue for years.
- We publish no median sale price here. Redfin logged 23 closed sales in April 2026 and 16 in May, and the monthly YoY swung from -0.3% to -13.5% while Zillow's smoothed index showed +4.1%. That is a sample-size artifact, not a market move.
