Kansas City, Kansas sits on the hills west of the Kansas River, in Wyandotte County, and the first thing to fix is a map error that costs people real money.
This is not Johnson County. Overland Park, Leawood, Olathe and Lenexa are twenty miles southwest — a different county, a different housing market, a different price. Both are "Kansas." If you compare their medians without knowing that, your number is off by hundreds of thousands of dollars. From a sidewalk on Strawberry Hill you can see the downtown Missouri skyline four miles away; the drive is 18 free-flow minutes.
The market, and why the numbers argue
Redfin's May 2026 figures for the city: a $250,000 median sale price, $160 a square foot, and 17 days on market across 146 closed sales, up 12.6% year over year. But that is one month against one month on a small sale count. Zillow's smoothed index over the same twelve months says +1.3%.
Both are cited. The honest reading is that this is a thin, fast, uneven market: the housing stock spans a century and a full range of condition, from gut-rehabbed to never-updated, so a citywide median is averaging houses that have very little in common structurally. Comp against the specific block and the specific condition, not the city figure. Active inventory is 392 homes, one of the deepest counts in this dataset.
The housing stock is a century wide
The median build year is 1961, which in practice means almost nothing on its own: a 1907 four-square on Strawberry Hill, a 1955 ranch in Turner, and a 2019 build in Piper are all inside the same city limits. A large share of the older grid predates 1940 — plaster, original windows, knob-and-tube remnants, cast-iron or clay laterals.
The hills are the other structural fact. Grade near the river is genuinely steep, which shows up as sloped driveways, ice in January, and water finding its way to the low corner of a basement. Get the sewer scoped, pull the panel cover, and have someone competent look hard at the foundation and the drainage. Streets in the older grid are narrow, many blocks have alley access, and off-street parking is not a given. Walk Score is 32.
The line items you will not see coming
Your utility bill comes from the BPU, and the Unified Government adds a PILOT to it — 9.9% of residential electric and water sales in 2026, 11.9% on everything else. There is no equivalent in Johnson County.
The effective property tax rate here is about 1.84% of market value — 160.381 total mills for a KCK / USD 500 parcel at Kansas's 11.5% residential assessment, read from Wyandotte County's certified 2025 levy sheet. The exact figure depends on your parcel and school district, so confirm the county's certified number before you set a budget.
And living in Kansas does not exempt you from Kansas City, Missouri's 1% earnings tax. If you work in KCMO, you pay it. The state line is not a shield.
The districts
There is no such thing as "KCK schools." The city contains USD 500, Turner USD 202, Piper USD 203, and a piece of Bonner Springs USD 204. District boundaries do not follow city lines here any more than anywhere else in this metro — run the street address. Kansas also has statewide public-school open enrollment (K.S.A. 72-3123), and USD 500 publishes its own application window.
Central Avenue
The food corridor is the reason a lot of people drive into this county on purpose. Slap's BBQ at 553 Central Ave sells out. El Pollo Rey at 901 Kansas Ave cooks chicken over a wood fire and there is a line. Bichelmeyer Meats on Cheyenne has been a butcher shop for generations. Out west at Village West you get the Legends, Children's Mercy Park and the Speedway — a completely different built environment inside the same city limits.
The housing and the streets

What to know before you write an offer
- Wyandotte County is not Johnson County. Overland Park, Leawood, Olathe and Lenexa are twenty miles southwest and are a different housing market at a different price. Both are 'Kansas.' Comparing their medians without knowing that will put your number off by hundreds of thousands of dollars.

Read from the certified 2025 Wyandotte levy sheet; your exact parcel and school district can differ, so confirm before you budget.
