Historic. Fast-Selling. Courthouse-Square.

The Liberty square is the most complete small downtown in the Northland, and it is not a reproduction. The courthouse sits in the middle of it. Ginger Sue's is on West Kansas Street, the brewpub is two doors down, and William Jewell College is four blocks up the hill — close enough that the campus and the square function as one place. The Historic Liberty Jail is around the corner. So is the bank the James gang is said to have robbed.
Drive four minutes in any direction and the century changes. That is Liberty honestly: a nineteenth-century square with four decades of subdivision rings built out around it. The ACS median year built is 1986. The newest ring — Shoal Creek Valley, on the southeast side — is still under construction.
The housing stock
Three distinct products, three distinct inspection lists.
Around the square, the grid is pre-war: narrow lots, alleys, detached garages, century-old sewer laterals, and original service panels unless someone got to them. No HOA. Budget for the lateral and the electrical before you remove a contingency.
The 1980s and 90s rings are the volume of the market. A 1986 median means the roof, the furnace, the air conditioner and the water heater on an unrenovated house are all aging out in the same window — price that as one expense, not four.
Shoal Creek Valley and the newest sections are new construction: young trees, HOA dues, and active build-out on the streets past the finished ones.
The median sale price across all of it is $340,729, up 1.6% year over year on the typical-home-value index. That makes Liberty the value tier of the Northland in price per house.
What it costs to hold
Property. Summed line by line from Clay County's certified levy sheet — county, library, community college, city, and Liberty School District 53's 5.5375 — the total is 71.859 mills. At Missouri's 19% assessment ratio that is an effective 1.365% of market value: about $4,660 a year on a $340,000 house, roughly $400 more than the same house in Smithville. That total excludes the 0.4383 Historic Downtown Improvement levy, which applies only to downtown parcels, so a specific address can run higher.
Sales tax. The base rate is 9.85% — the highest of any city in our dataset, above every Kansas suburb and above Kansas City itself. Some improvement-district addresses reach 10.85%.
Earnings tax. If you work inside Kansas City, MO, the 1% earnings tax follows you across the river. Leaving city limits does not leave the tax.
Schools
Liberty Public Schools (District 53) serves most of the city. Boundaries are drawn by the state and do not follow the city line — confirm the district at the parcel level, not from the mailing address, particularly at the outer edges.
Speed and commute
Zillow's median days-to-pending is 4, with 72 homes on the market in a city of thirty thousand. That is a market with essentially no deliberation window. Get underwritten first.
Free-flow drive times from the centroid: 24 minutes to downtown, 30 to KCI, 32 to the Plaza, 42 to Overland Park City Hall. Those are floors from a routing engine with no traffic in them; the I-35 figure at 8 a.m. is a different number entirely.

- Overland Park City Hall is 42 minutes free-flow — a routing-engine floor with no traffic on I-35 in it. The real number at 8 a.m. is materially higher.
