You cannot choose a neighborhood from Zillow.
You choose it by standing on the street at 5:40 on a Tuesday. That is when a neighborhood tells the truth — when the driveways fill or they don't, when the sidewalk has somebody on it or it has nobody, when the freight train comes through or the sprinkler goes on and the whole street is silent. Every listing photograph in this metro was taken at the best hour of the best day. A Tuesday evening cannot be staged.
So here is a real 48 hours. It crosses the state line on purpose, twice, because the difference between the two sides is the whole decision and you cannot read it — you have to stand in it. Bring a car. You will need it.

Overland Park and Leawood. What you are buying, mostly, is a school district and a certainty. Drive it on Sunday and decide whether it is worth the gap.
Missouri · Jackson County
Median sale price
Brookside, the Crossroads, the River Market. Older, denser, cheaper on paper, and a school decision you cannot make by default. Walk it on Saturday.
The metro-wide median is , which is a number that describes nowhere. Nobody lives in the metro. People live on a street. That is why this trip exists.

The River Market
Park once. Walk the City Market sheds while they are full, then ride the streetcar — it is free, it always has been — south down Main.
Saturday is the River Market's dishonest day, and that is the point: every listing photo you will ever see of this neighborhood was taken now. Look at it, enjoy it, and remember that you are going to come back on Tuesday and find a different place.

The Crossroads
Get off the streetcar at 19th and Main. Walk east to Grand. Grinders on 18th; the Kauffman Center at 16th and Broadway; Green Lady Lounge at 1809 Grand if you are still out at midnight.
A warehouse district that people moved into, and never stopped being a warehouse district. Stand on Grand and listen for the freight trains. If they charm you, this is your neighborhood. If they don't, you have just saved yourself a very expensive mistake.

The Country Club Plaza
Drive or take the streetcar — since October 2025 it runs this far. Give it an hour. It is the postcard, and the postcard is worth an hour.
Almost nobody actually lives here, and almost everybody who visits Kansas City decides how they feel about the city here. Notice that reaction, then go and correct it in Brookside.

Brookside, and south into Waldo
Park at 63rd and Brookside Plaza. Walk the shops. Then walk two blocks into the houses — that is the part that matters — and pick up the Harry Wiggins Trolley Track Trail, which runs down the old streetcar right-of-way south toward Waldo.
The elms close over 63rd Street and the light comes in sideways and people fall in love on the sidewalk, not in the house. Fine. But this is Kansas City Public Schools, and for most families here the honest budget line is private or charter tuition. Feel the street; then run that number.
If you can only do one thing
Stay through Tuesday. Sit in the car at 5:40.
Overland Park at two in the afternoon on a Wednesday is empty, and clients from cities with people in them have crossed it off on the spot. Come back at 5:40 and the garage doors are up, there is a basketball hoop over one of them and two kids taking turns badly, and somebody's sprinkler is running into the gutter. The city does not perform for you at midday.
And the Crossroads at seven on a Friday will make you fall in love. Come back at eight on a Wednesday and you will meet the trash trucks, the loading docks, the trains, and the fact that the nearest full grocery run is a drive. Both of those neighborhoods are being honest with you. Just not at the hour you were planning to visit.

Downtown Overland Park
The six or so blocks around Santa Fe Street, and the rebuilt Farmers Market at Clock Tower Landing on Santa Fe. This is the only genuinely walkable part of a 75-square-mile city, and you should see it precisely so you understand it is the exception.
Then drive south. Watch the housing change decade by decade — 1960s brick north of I-435, 1980s two-stories through the middle, three-car garages and an HOA south of 135th. Anyone who quotes you 'the Overland Park median' is flattening three markets into one number.

Leawood
Lee Boulevard, under the old oaks. Then Mission Farms at 105th and Mission Road, and Ironwoods Park, which is 115 acres and the best free thing in the city.
At midday Leawood is beautiful and almost completely empty. If that reads as peace, you are going to love it here. If it reads as nobody home, believe that instinct — it is the truest thing about this city and no listing photo will ever show it to you.

State Line Road itself
Drive it. Slowly. From about 63rd Street south to 135th, with the windows down.
This is the single most useful hour of your trip and it costs nothing. The same house, on the wrong side of one road, costs you a different amount every year for thirty years — and the street on either side of it looks identical. Feeling that is what makes the numbers real.

An open house. Any open house.
Go inside three of them. Go even if you are not buying for two years and have no intention of talking to anybody.
It is the only way on earth to see the inside of real houses at real prices without an appointment, an agent, or a commitment. Zillow shows you a wide-angle lens at golden hour. An open house shows you the ceiling height, the smell of the basement, and what $450,000 actually buys on this street this month.

It is the only way to see inside real houses at real prices with no appointment, no agent, and no commitment of any kind. You will learn more about what $450,000 buys on a given street in one Sunday afternoon than in six months of scrolling. Nobody will make you sign anything. If somebody does, leave.
The practical part
Flying in
KCI — Kansas City International, north of the river. It is a long way from everywhere: from the middle of Overland Park it is the best part of an hour with no traffic at all.
NOT a 2026 project — it opened February 28, 2023 and has been in service for three years. The 40-gate, ~1-million-sq-ft single terminal replaced the old three-terminal horseshoe. It is listed here only because several competing relocation sites still describe it as 'coming' or 'under construction'. It isn't.

Rent the car
Not optional. The streetcar is free and it is genuinely useful for exactly one corridor — the River Market, the Crossroads, Union Station, the Plaza, UMKC — and that corridor is about six miles long. Everything on Sunday's half of this itinerary requires driving, and so will your life here.
Drive the state line yourself. Do not let anyone drive it for you, including me.
When to come
Not August, and not January. August is humid in a way that will make you dislike a neighborhood for reasons that have nothing to do with the neighborhood. January ices over, and the ice — not the snow — is what closes a road.
Come in late April, May, September or October, and come on a weekend that has a Tuesday attached to it. If you can only come in August, come anyway — just know that you are judging the city on its worst week and discount accordingly.
One thing to settle while you are here, because it is easier to ask in person than to discover on a payslip: find out exactly where your desk will be. The Kansas City, Missouri earnings tax is of everything you earn if you work in the city — a Leawood address does not save you. It follows your desk, not your house.
