Gladstone is a 27,000-person Clay County city wrapped almost entirely by Kansas City, MO on three sides, and the housing stock tells you exactly when it was built: the median year is 1973. Brick ranches. Split-levels with a low limestone course across the front. Driveways with just enough pitch to matter in an ice storm. The maples and pin oaks planted with those houses are now sixty feet tall, which is the single biggest thing a new subdivision cannot sell you at any price.
