Moving to Kansas City

Get that right and the city is one of the best-value places to raise a family in America. Get it wrong and you will pay for it, quietly, every year, for as long as you own the house.

Kansas City is right for you if

  • You want to own a house rather than rent one forever. The median here buys a whole house with a yard.
  • You want a short commute. Twenty-odd minutes is normal, and that is a real quality-of-life dividend most cities cannot offer.
  • You want a real city — jazz, food, museums, two pro teams — at a price a normal salary can absorb.
  • You are moving from a coast and your money is about to go considerably further than you expect.

Look elsewhere if

  • You do not want to own a car. Outside a few blocks downtown, transit will not get you to work.
  • You need a big-city public transit system, an ocean, or mountains. We have none of the three.
  • Weather extremes frighten you. Summers are humid, winters ice over, and spring brings real storms.
  • You want your zip code to make a statement. It will not. Nobody here is impressed by your address, which is either a relief or a problem.

The thing everyone gets wrong first

Wyandotte County. A working city of about 158,000 people with its own history, its own tax base, and its own school district. It is not a suburb of anything.

What you were actually picturing

Overland Park, Leawood, Lenexa, Olathe — Johnson County, twenty miles southwest, and a completely different housing market. If you compared those two medians, your number is off by hundreds of thousands of dollars.

The two states tax you in opposite directions. Kansas assesses your home at of its value and takes more of your income. Missouri assesses at — nearly double — and takes less of your paycheck. Which one wins depends entirely on your income-to-home-price ratio, and anyone who tells you one state is simply cheaper has not run the numbers.

And one fact that does not change either way: Kansas City's earnings tax is owed by everyone who works in Kansas City, Missouri — including people who live in Kansas. It follows your desk, not your house.

What I'd tell you not to like

The water bill is a month — worse than the $120 that gets repeated across every relocation blog, because a federal consent decree is rebuilding the sewer system through 2035 and you are paying for it. Property tax in Jackson County runs against across the state line.
