The light lasts longer out here, and that is not a metaphor — there is simply less in the way of it. Highway 92 runs east–west through row crop and pasture, the two-block downtown gathers around 19th and Jefferson, and then the built edge stops and Clay County resumes. Twenty-three miles from City Hall.

The housing stock is younger than the town

Kearney reads like an old farm town — the Jesse James Farm, his birthplace and original gravesite, is a few minutes east, county-owned, still running tours — but the ACS puts the median year built at 2002. Two decades of subdivisions went up along the I-35 spine, so the typical resale here is a 2000s two-story or ranch with a three-car garage, a full basement, and a lot you would not get closer in. The median sale price is $382,467. Trees in the newer rings are twenty years old at best; the shade you want on a July afternoon is still a decade out in the newest sections.

Outside the platted subdivisions, the market is acreage — parcels that in many cases sit outside city limits entirely. That distinction is the single most expensive detail on this page. Inside the city you are on municipal water and sewer. Outside it, you are very likely on a private well and a septic system, and possibly on a road nobody has told you who maintains. Budget for a septic inspection, a well test, and a written answer on road maintenance and snow removal before you get attached to a porch.

Taxes

The levy runs 67.200 mills — an effective 1.277% of market value at Missouri's 19% assessment ratio, computed line by line from Clay County's certified sheet. That is lower than Liberty or Gladstone. Base sales tax is 8.475%, against Liberty's 9.85%. Note the scope: that 67.200 assumes an address inside city limits and inside Kearney Fire & Rescue District #2. An unincorporated parcel with a Kearney mailing address drops the 0.5021 city levy and may sit in a different fire district.

The commute is the trade

Free-flow driving times from the Census centroid: 31 minutes to downtown, 36 to KCI, 39 to the Plaza, 49 to Overland Park City Hall. Those are routing-engine floors with no traffic in them. I-35 southbound at 7:40 a.m. is not that road. If your work sits in the Northland or along the I-35 corridor, the arithmetic is comfortable. If it sits in Johnson County, the daily number is materially larger than 49 minutes and it compounds — fuel, tires, and two hours a day you do not get back.

Schools and services

Kearney R-I serves most of the city. District boundaries are set by the state and do not follow city lines, so confirm the district at the parcel level rather than by mailing address — this matters more at the rural edges than in the middle of town.

Day-to-day retail is a grocery run, a hardware store, and the square. Hospitals, urgent care, and big-box shopping are in Liberty or Kansas City North, fifteen to twenty-five minutes out. Walk Score publishes no city-level score here; the square is walkable and the rest of the city is not.

Liquidity

Fifty-two homes are on the market and the median days-to-pending is 6. A thin, fast market means fewer options going in and fewer comparables coming out. Get fully underwritten before you tour.

What to know before you write an offer

  • Overland Park City Hall is 49 minutes free-flow from the city centroid — that is with zero traffic, from a routing engine. Downtown is 31 minutes free-flow. Rush hour on I-35 adds materially to both; drive the route at 7:40 on a weekday before you commit.
  • Acreage outside city limits is frequently on a private well and a septic system. Get the septic pumped and inspected, get the well tested, and get a written answer on who maintains and plows the road. A lateral field replacement runs five figures.
  • The mill levy verified here (67.200) is for an address inside city limits and inside Kearney Fire & Rescue District #2. An unincorporated Clay County parcel with a Kearney mailing address will not carry the 0.5021 city levy and may sit in a different fire district — the number can move either direction.
  • Walk Score publishes no city-level score for Kearney. Retail is concentrated on the square and along Highway 92; nearly every trip is a car trip, and the nearest hospital and full-line grocery options are in Liberty or Kansas City North.
