The Independence Square is an 1827 courthouse square that still works as one. The Truman Courthouse sits in the middle. Clinton's Soda Fountain is on the corner — the site of a teenage Harry Truman's first job. Ophelia's serves dinner out of an old hardware store on the Square, with live jazz on weekends. It is the most town-like town center in this metro, and it is 26 free-flow minutes from the Power & Light District.

Drive six blocks out from the Square and the housing stock changes era entirely.

The average is the least useful number here

Independence is 78 square miles — larger than Lee's Summit, larger than Overland Park's core — and it is not one housing market. The ACS median year built is 1967, but that median averages across pre-1900 frame houses and 1920s foursquares near the Square, postwar brick ranches and capes through the 1950s–70s, and subdivisions built after 1990 on the eastern and southern edges. Those eras carry different systems, different lot sizes, and different maintenance bills. The Zillow median of $212,333 is arithmetically true and tells you almost nothing about any individual house.

Comparable sales in Independence have to be drawn tightly — same era, same construction, same condition, ideally within a few blocks. A citywide median is not a valuation.

Your electricity comes from Independence Power & Light, a municipal utility the city has run since 1901, serving 55,000–60,000 customers, with rates set by a City Council you vote for. That is an unusual amount of leverage over a utility bill.

The Truman Library reopened in 2021 after a $29 million renovation. The National Frontier Trails Museum sits at the actual departure point of the Santa Fe, Oregon and California trails.

Inventory, and what it means

Overland Park is 44 free-flow minutes and KCI is 49 — no-traffic floors, and you will not have empty roads. If your commute crosses the state line, drive it on a weekday morning before you write anything. Walk Score is 28: the Square is walkable, the rest of the 78 square miles is not.

The district of record is Independence 30. In a city this large, and in a metro where school boundaries have never followed city limits, the district and the tax code are both address-level facts. Pull them for the parcel.
