Shawnee is big — 68,542 people spread across the western edge of Johnson County — and it does not read as one place. Drive east of Pflumm and the streets are older, the lots are wide, and the silver maples planted when the ranches went up have grown into a canopy that closes over the road. Drive west of K-7 and the houses are two stories with three-car garages, the sod is newer than some of the cars parked on it, and the trees are still staked.

The median sale in May 2026 was $440,000 at $205.90 a square foot, with a median of three days on market and 1.1 months of supply. Three days. Whatever else is true about this city, it does not sit.

The thing you have to get right

Shawnee is not one school district. It is two, and confusing them is the most expensive mistake made here.

Shawnee Mission USD 512 does serve Shawnee — along with thirteen other cities. But Mill Valley High School sits at 5900 Monticello Road, in Shawnee, and it belongs to De Soto USD 232. So do Horizon Elementary on Chouteau and Belmont Elementary on Belmont Drive. The two districts do not share boundaries, and the boundary between them is not something you can see from the car or infer from the address.

Do not trust the listing. Do not trust the city name. Type the exact street address into the district's own boundary locator before you write an offer. This is a factual, five-minute step and it changes what school your child is assigned to.

Two housing stocks under one median

The ACS puts the median home here at 1990 — a number that describes almost no actual house in Shawnee, because it is the midpoint between two eras.

East of Pflumm: 1960s and '70s ranches and split-levels, mature trees, original cast-iron waste stacks, panels your inspector will want to open, and basements that have been through sixty Kansas freeze-thaw cycles. West of K-7: 1995–2015 two-stories, vinyl, three-car garages, HOA dues that are a real monthly line item, and landscaping that is fifteen years from shade. Ask which one you are standing in, because the inspection list and the maintenance budget are not the same.

The built environment

Shawnee Mission Park — W 79th and Renner, inside the city — is the most-visited park in Kansas: 1,600 acres, a lake with a swim beach and a marina, a 44-acre off-leash area, disc golf, and Theatre in the Park in the summer.

Along Nieman Road downtown, there is a compact commercial strip: Transport Brewery and Servaes Brewing a block apart, the Aztec Shawnee Theater (a 1927 house, renovated and reopened, now running films and live shows), and Shawnee Town 1929, which reconstructs the truck-farming town this used to be. It runs about four blocks. The rest of the city's retail is arterial and big-box.

The mileage

Walk Score 24. This is a drive-to-everything city: groceries, practices, restaurants, all of it. Shawnee sits on the western edge of the metro, so downtown and Plaza commutes are long, and the drive-time figures on this page are not yet measured with traffic. Drive your actual route at 7:30 on a Tuesday morning before you write an offer. The cost of Shawnee is measured in minutes on I-435 and Shawnee Mission Parkway, and it is worth knowing the real number rather than the free-flow one.

The housing and the streets

  • Median sale $440,000 at $205.90/sqft — below the Johnson County cities immediately east of it, on more square feet
  • Full basements, attached garages and yards are the norm; the older blocks east of Pflumm have a mature silver-maple canopy
  • Shawnee Mission Park — 1,600 acres with a lake, swim beach, marina and 44-acre off-leash area — is inside the city
  • Newer two-story construction from 1995–2015 is available west of K-7, much of it under $500K

What to know before you write an offer

  • Walk Score is 24. Nearly every trip here begins in a car, including groceries. Sidewalk coverage is inconsistent between the older east side and the newer subdivisions west of K-7.
  • The city is served by TWO school districts. Shawnee Mission USD 512 serves part of it, but Mill Valley High School (5900 Monticello Rd), Horizon Elementary (7210 Chouteau) and Belmont Elementary (5805 Belmont Dr) are all physically inside Shawnee and all belong to De Soto USD 232. District boundaries do not follow city lines and are not visible from the street. Run the exact address through the district's own locator before you write an offer.
  • Shawnee sits on the western edge of the metro. Downtown drive times are longer than from cities to the east, and no traffic-aware measurement is published on this page yet — measure your own commute at 7:30am and 5:40pm before you commit.
  • The 1990 median year built is an artifact of averaging two eras. East of Pflumm you are typically in a 1960s–70s ranch or split-level with cast-iron waste stacks, an original panel worth an inspector's attention, and a full canopy. West of K-7 you are typically in a 1995–2015 two-story with vinyl siding, a three-car garage and young landscaping. Ask which stock a given house belongs to; the inspection list is different.
  • The Nieman Road corridor downtown is roughly four blocks. Most retail and dining in the city is in strip and big-box format along the arterials.
  • The effective property tax rate depends on which USD your parcel falls in — 512 and 232 carry different totals — so two houses a mile apart in the same city can carry different bills. The city levy itself is 23.267 mills; Kansas assesses residential property at 11.5% of appraised value.
