The Country Club Plaza is fifteen square blocks of 1920s Spanish-revival commercial architecture — red tile, stucco, towers, fountains — with residential stacked above and around it. It is the most photographed place in Kansas City. It is also, as a place to buy property, a very specific and very narrow proposition, and it is worth being precise about what is actually for sale.

What the residential stock actually is

Almost none of it is a detached house. Inside the district you are buying a condo or renting an apartment: units over the 1920s–1930s commercial buildings and courts, a handful of mid-century high-rises, and 2000s condo construction. The houses within a ten-minute walk — the ones people mean when they say they live "on the Plaza" — are in Sunset Hill, Southmoreland, West Plaza and Crestwood, which are different neighborhoods with different stock and different prices.

For a condo, the building matters more than the district. Dues, the reserve study, the age of the roof and the elevators, whether there is deeded parking, and whether a special assessment is pending will move your monthly cost more than the list price will.

Why there is no median sale price on this page

Redfin's Country Club Plaza polygon recorded one sale in the ninety days ending May 31, 2026 — and one sale in every ninety-day window back to February 2025. A median computed from a single transaction is not a statistic. The closest number we can stand behind is ZIP 64112: 45 sales, median $479,000 at $282.69/sqft, 52 days on market, same window. But 64112 also contains West Plaza and Southmoreland, so it is a proxy, not the district. Other sites will quote you a Plaza median anyway. We would rather hand you a hole than a fiction.

The next decade of the built environment

Gillon Property Group bought the Plaza in 2024. In May 2026 the City Council approved a master plan permitting buildings up to 178 feet and adding roughly 1,100 housing units, at an expected cost around $1.5 billion — on the order of the new airport terminal. That is a long construction horizon: cranes, staging, closed sidewalks, rerouted traffic, and an unresolved fight over tax incentives and an assessment appeal. If you are buying a unit, look at the phasing map and think about which direction your windows face.

Getting around

Address-level Walk Score at 4750 Broadway is 92; the adjacent published polygons run 74 to 84. The KC Streetcar's Main Street extension opened October 24, 2025, is free to ride, and stops at the Plaza Transit Center and at UMKC — downtown is now genuinely reachable without a car. Loose Park is a ten-minute walk, the Nelson-Atkins about fifteen. Free-flow drive times: 10 minutes downtown, 19 to Overland Park, 37 to KCI.

The flip side of being a destination is the calendar. The Plaza Lights run from Thanksgiving to mid-January and the Art Fair lands in September; both bring street closures, parking restrictions and crowds for weeks.

Taxes and district

83.882 mills at Missouri's 19% residential assessment ratio — an effective 1.594% of market value — plus Kansas City's 1% earnings tax on residents. Jackson County assessments are still being litigated; get the actual bill for the actual unit.

Kansas City Public Schools (District 33) serves this address. District boundaries do not track city or neighborhood lines, so verify by street address, not by neighborhood name.

The housing and the streets
