Walkable. Loud. One Street From Kansas.

West 39th Street runs through the middle of Volker, and it is the loudest thing about the neighborhood in every sense. Restaurants, bars, kegs being unloaded on a weekday afternoon, dogs tied to parking meters. Then you walk half a block north — onto Bell, onto Genessee, onto Belleview — and it is suddenly a residential street grid: bungalows, brick apartment courts, porch lights, a bike on its side in a yard.
That fifty-yard transition is the whole neighborhood, and it is worth walking before you decide anything.
The number that matters
Volker's Walk Score is 82. Kansas City as a whole scores 35. That gap is the entire structural argument for the neighborhood, and it holds up on foot: you can genuinely run a week here without moving your car except to buy groceries.
The second number is a boundary. Volker's western edge is State Line Road — not near it, it. Stand at the end of some of these blocks and the sidewalk across the street is Kansas. It will not save you a dollar. A Volker address is Kansas City, Missouri: the 1% KCMO earnings tax, Missouri's 19% assessment ratio, 83.882 mills, roughly 1.594% of market value a year. The state line is a hundred feet away and entirely irrelevant to your tax bill. This is the single most useful thing to understand about the midtown corridor.
The housing
Early-1900s and small. Bungalows, foursquares, shirtwaists, and a large stock of two- and four-unit brick apartment courts that were built as apartment courts and never stopped being them. William Volker's own house, Roselawn, still stands on Bell Street.
Practically: narrow lots, shared alleys, detached garages that are more suggestion than shelter, and a street grid platted for detached houses and small multifamily buildings side by side, which is still how it is built today. At roughly 1,100 square feet, these houses are small, and the ones with two full bathrooms move fastest.
The age of the stock is the ownership trade-off. Hundred-year-old houses at this price point come with knob-and-tube remnants, undersized electrical panels, original clay sewer laterals, and foundations that predate modern drainage. Scope the lateral. Evaluate the panel. Budget for both.
What it costs, and what everyone else says it costs
Zillow's home-value index for Volker sat at $275,693 in May 2026 — essentially flat year over year (−0.1%), with 20 listings on the market. That is an index, not a closed-sale median, and we label it as such.
Here is why we bother. On the day we wrote this, three relocation sites published three different Volker "medians": $269,500, $319,500, and $374,500 — a $105,000 spread on the same forty blocks. None said what they were measuring, over what period, or from how many sales. We would rather give you a number whose source file you can download than a rounder one you cannot.
Schools
Volker is served by Kansas City Public Schools (District 33). As everywhere in this metro, district boundaries do not follow city or neighborhood lines — verify the specific street address against the district's own boundary locator rather than relying on the neighborhood name.
The housing and the streets
- Walk Score 82 — the highest in the KC urban core outside downtown itself, against a citywide score of 35.
- Four minutes to the Plaza, nine to downtown, and walking distance to KU Medical Center and Children's Mercy.
- Early-1900s housing at the lowest index value in this midtown set: bungalows, foursquares and shirtwaists, typically around 1,100 square feet.
- The 39th Street West restaurant and bar district sits inside the neighborhood, on foot from most of it.
- State Line Road is the western boundary — the Kansas state line is literally the edge of the neighborhood.
What to know before you write an offer
- Lots are narrow and alleys are shared. Many houses have no garage and no private driveway; detached garages, where they exist, are small and old.
- West 39th Street is a bar and restaurant street, and it is active late on weekends. Sound carries onto the blocks immediately north and south of it.
- The housing stock is small, and a high share of it is two- and four-unit brick apartment courts, platted and built as multifamily and still configured that way. A two- to four-unit building is appraised and financed differently than a detached house, so confirm the unit count on the listing and with your lender before you write.
- Being one street from Kansas changes nothing about your tax bill. A Volker address is Kansas City, Missouri: the 1% KCMO earnings tax, Missouri's 19% assessment ratio, 83.882 mills, Jackson County.
- Early-1900s stock at this price point means knob-and-tube remnants, undersized panels, original sewer laterals, and foundations that predate modern drainage. Budget for a sewer scope and an electrical evaluation, not just a general inspection.
